Pre-Listing/Seller’s Inspections
Before putting a property on the market, we recommend scheduling a Pre-Listing or Seller’s inspection to identify defects that are going to require repairs or service before the buyer hires a home inspector to perform their own inspection. By correcting these issues and making recommended improvements before you list the property, you can speed the process of closing with the buyer and increase the likelihood of receiving your asking price.
New Construction
At first glance, newly constructed buildings seem to be a safe investment. However, it is vitally important to evaluate the condition of these properties before you purchase them. There are many people and trades involved in building any structure from the ground up, and errors at any point in the process can result in defects that will be expensive to correct in the future. By scheduling a New Construction inspection prior to the final walkthrough, issues caused by negligent workmanship or poor quality materials can be addressed before they grow into larger problems.
New Construction Phase Inspections
Phase Inspections allow us to evaluate and report on the ongoing progress of buildings under construction. Standard Phase Inspections occur at a number of key points during the construction process, particularly Pre-Drywall. It can be extremely helpful to have a trained pair of objectives eyes inspect the construction zone in order to find issues that the builder may have overlooked before they get covered up, when they can become larger, hidden concerns.
11th Month/Builder’s Warranty Inspections
Often builders will cover certain work and materials against defects for one year following construction. We recommend scheduling an inspection before this warranty expires to ensure that no issues have revealed themselves since the final walkthrough. By scheduling the inspection in the 11th month, it allows time for your contractor to correct any discovered defects while they are still covered under the warranty and allows you to avoid assuming the financial burden for the repairs.
4-Point Inspections
Our 4-Point Inspections involve a non-invasive visual assessment of the four systems considered most vital by insurance companies. When purchasing an older home, insurance companies often require these inspections to ensure that these systems are in good condition. During a 4-Point Inspection, we will assess both the condition and age of the roofing, plumbing, HVAC and electrical systems.
Bank Draw Inspections
Bank Draw Inspections are typically required by lenders to ensure that the terms agreed upon when the loan was originally issued are being followed during construction. We evaluate the builder’s adherence to agreed upon timelines and inspect the materials being used. These inspections help mitigate the risk to lenders and also prevent interruptions to the work by making sure that the construction is proceeding in a manner that complies with the loan’s conditions.
Re-Inspections
When defects are found in the initial home inspection, it is important to follow up on any repairs that have been agreed upon. Our Re-Inspections involve inspecting these repairs to make sure that the initial issue was corrected and that the workmanship is of sufficient quality to meet your needs.
